I asked about this a few years back, but things have def changed.  I'm considering a deck  over my porch and replacing the 2nd floor windows with a French door or similar.  I'm looking for simple, cost effective, but decent quality materials. So not looking to cheap out, but i don't need the latest greatest hi tech materials.  So before I go getting estimates, what do you think my  $ range will be assuming there are no structural issues.  Any input is appreciated.

Would look nice, but would you actually use a deck off your bedroom? Seems like a project you'd not recover the cost at sale. A greenhouse would be cool there, but I don't see plants in the lower room that is already sorta a greenhouse, so I guess plants ain't your thing anyway.

I would use it often, I've been known to climb out there with a beach chair...

Its a guest room, faces north (not optimal for GH), and I would have a view of the ocean. I'm not too concerned about ROI, I hope to die here a long time from now and I would love to sip coffee up there and enjoy my life.

Coffee maker and a mini-fridge in the guest room, you'll be living the life out there.

(no concept of construction costs, but great idea)

I was thinking the same thing about that roof not looking very well supported. But I didn't want to digress from my point.  I once asked a guy I saw putting a roof deck on a row house about pricing and he told me like $30k. But obviously there's a lot of variables.

Looks like a nice place!  Go on get your estimates and make sure they scope it out for the ability to take the weight.

 

I think the estimates sound reasonable, but everything is running crazy these days.

Thanks, and yes, I agree this may be a concern. Just looking for opinions before I talk to contractors assuming there are no structural/support concerns.  There are very similar houses on my street that have porch decks like this.

I'm thinking it could be done for under $15K.  I'm figuring $3-5,000 for the door and maybe 10k  for the deck and railing.  It's only about 150 square feet.
