You are going to need a lot of justification if you are considering offering 5.   And even then the seller probably wont drop down that far from asking price.  Good luck

5? Doubt they would sell

 

my buddy offered 35cash for a 30 acre piece they were asking 42for been on the market 5 years, they declined the offer
